The HomeOwnership Center's Financial
Education & Counseling Services

Foreclosure Counseling

For home owners who are behind on their mortgage payments and at risk of foreclosure, the HomeOwnership Center offers delinquency counseling, as well as credit and budget counseling. Research has shown that counseling can help distressed home owners get up to date on their payments and avoid foreclosure.

We provide counseling through the National Foreclosure Mitigation Counseling (NFMC) program in association with NeighborWorks America. According to NeighborWorks America data, home owners who received this counseling:

  • Are nearly twice as likely to be approved for a mortgage modification from their financial institution vs. home owners who did not receive counseling
  • Received a larger mortgage modification
  • Are more likely (67%) to remain current on their mortgages after nine months.

HOPE for Home Owners

There are many companies that claim they will help you consolidate your debt, modify your mortgage, and avoid home foreclosure. Unfortunately, many of these great-sounding offers are scams. Many these companies will charge large fees in advance, but in many cases will not provide much useful help.

If you are struggling to meet your mortgage payments or have been threatened with foreclosure, we recommend that you contact the Homeownership Preservation Foundation (HPF). HPF is a nonprofit group that helps financially challenged homeowners avoid mortgage foreclosure—free of charge.

HPF is an independent organization, but is partnered with, and endorsed by, numerous government agencies, including the U.S. Department of Housing and Urban Development and the Department of the Treasury, as well as Fannie Mae, Freddie Mac, and NeighborWorks America. Since 2007, HPF has served more than five million home owners.

To speak with an HPF housing counselor, call the free HOPE Hotline at 888-995-HOPE (4673). The hotline is manned 24/7, and advisory services are available in more than 170 languages.
